In January of 2021, we facilitated the transaction of this 9-unit development site in the Brewerytown neighborhood of Philadelphia. Select Redevelopment started construction in July 2021. They completed the project in just 10 months and began lease-up in May 2022. Consisting of six 2-bed and three 1-bed apartments, the building also features a shared patio and roof deck. The zoning plan included use of the City of Philadelphia’s Low Income Housing Bonus, resulting in one unit offered for rent at 50% AMI (area median income). The building’s brick facade fronts Athletic Square Park, which houses a large playground and recreation center serving as a neighborhood amenity.
Brewerytown earned its name for the numerous breweries that were located along the Schuylkill River during the late 19th and early 20th centuries. It is now home to many restaurants, shops, and breweries primarily concentrated around Girard Avenue. Brewerytown is located in the 19121 zip code, which also encompasses Sharswood, parts of North Philadelphia and Temple University’s campus.
